Our company specializes in budget houses , for which there is usually no landlord commission, so for such houses we charge a one-time commission for finding a house and booking. Payment of the commission occurs after booking the house. We also specialize in luxury real estate .   • from 3000 to 10000 baht - 3000 baht
  • from 10,000 to 25,000 baht - 4000 baht
  • over 25000 – 5000 baht

2. Luxury real estate.

If you want to relax in Koh Samui in comfort, we also book luxury accommodation. Often coming with a group or family, many prefer to rent their villa for the holiday period. When booking such accommodation, we always strive to get the most low prices from the ownersfor our clients (in Thailand you can often get better conditions if you have your own company, this applies to almost everything) Practice existing in many countries of the world

In 2014, I lived on Samui for six months and I didn’t get bored with it at all, I’m ready to return there again and again. And in this article I will tell you how to rent a house on Koh Samui.

And once on Koh Samui arrives large number people, then many people definitely have the question of how to rent a house on their own and find a comfortable inexpensive option. This is exactly what we will talk about today.

However, if you are going to the island for only 2 weeks, then I do not recommend wasting time looking for accommodation; it is better to book a hotel online in advance, this can be done on the Hotelluk website.

Usually I first book a hotel online for 2-3 days on the website Hotelluk. I love this site because it searches through various booking systems, and thanks to this you can save a lot on your stay. Next, I check into a hotel for these couple of days and look for a home on site for a long term (1 month or more).


Before you start looking for a home, think about what area you want to live in on the island. Samui. I like the Maenam area, it is very calm, it’s good to work there and relax with children. If you want something more fun, I can suggest the Lamai or Bo Put areas, and if you want to live near a disco or party center, then you need the Chaweng area.

Of course, in order to look for a house, you will need a vehicle. I suggest renting a scooter, the cost of which is 150-200 baht per day or from 3,000 baht per month.

And after you have your own transport, you can start looking for housing. To do this, drive to the area that you like along the main road, and then drive onto secondary roads that branch off from the main one and ask if the house is for rent; there are also often signs that say “HOUSE FOR RENT” and a telephone number next to it. Then call the number provided or look for the owner on site and find out if there are any available houses.

When you inspect the house, be sure to check:

  1. Is there hot water
  2. Internet (check its speed immediately)
  3. Availability of kitchen and refrigerator
  4. Find out what you will have to pay additionally (electricity, water, gas, internet).

Also, before you pay money for a house, bargain. Thais often lower prices and give good discounts.

In the first month, in addition to paying for the house, they usually take a deposit; its amount can be completely different. For example, when I rented a house for 10,000 baht, the deposit was 3,000 baht, I rented a house for 6,500, the deposit was 1,500, now I live in Phuket and rent a house for 14,000 baht, the deposit was also 14,000 baht. Therefore, the deposit amount can be completely different. When you move out of the house, your deposit will be returned to you.

You can find and rent a house on Samui yourself, having already arrived on the island - it’s worth it if you have time, patience and optimism, and you are going to live on Samui for more than a month. During high season (December-February) tourist places There are very few good houses available - most of the inexpensive and good options are either occupied or booked. But for us nothing is impossible.

1. Independent search. In principle, the scheme for independently searching for housing for all places in Thailand, and throughout Asia, is approximately the same: the first thing you should do is where you want to live, stay in it for 2-3 days in a hotel and look for your home, driving around every corner of the area you need, looking for “House for Rent” signs and learning about all the options you like. +Ask people in groups on Facebook and Vkontakte about available houses and watch advertisements there. This search takes an average of 3 days. It's quite hemorrhoidal, but you can choose what you really like.

2. Independently + realtor. If your budget for rental housing is 18 thousand baht and above, then you can make your search a little easier by starting with the same thing - settle in the area that interests you most for a few days, contact local realtors and look for (see in person) options through them. There are different companies here to find housing; I can personally recommend those I know personally: aboutsamui.ru and samuidays.ru

3.Through a realtor. This option is relevant if the budget for renting a house is 35 thousand baht or more. The cheaper the housing option, the more likely it is that its photographs on the agency’s website do not convey such important points as the smell of mustiness in the room, the crowing of roosters and other details of the surrounding environment. Although, you can try to clarify this with a realtor.

Now let’s learn more about what kind of housing there is on Ko Samui and, as an example, I will show you the houses in which we lived on the island. You shouldn’t look for the same options - they are constantly changing, houses are getting old, prices are rising, new housing is appearing, of which there are very, very many.

Houses on Koh Samui: what they are like and how much they cost

Houses on Koh Samui can be divided into several types:

  • cheap housing tie style: 8-15 thousand baht per month, if you wish, you can live completely “on-chip” for 6-7 thousand baht, but if you can find something decent for that money (it’s difficult, but possible, look at the south of the island),
  • average houses and apartments in European style (25-35 thousand baht per month),
  • condominiums(apartments in apartment buildings, 20-40 thousand baht per month) and
  • villas— good and luxurious (from $100 per night and above).
  • You can add separately houses by the sea, standing right by the water, on the first line, which are almost certainly expensive, even if they are tie-style. A poor house by the sea can cost an average of 30 thousand baht per month, a good small house in which it is pleasant to stay (mini-villa on the hotel grounds) - from $2 thousand per month.

Thai style is what you will see in the first photos in this review - Thai style houses look approximately the same in any area. They can be built from anything, but inside everything is quite simple and sometimes there are huge cockroaches flying around. Although no cockroaches were found in our house here (only annoying mold):

Tie-style house and houses on the shore of Koh Samui

The cost of this particular house per month is from 20 thousand baht per month for long-term rental (from 3 months). Plus electricity and internet. Everything is probably booked here for the high season, but I can’t say that it’s very cozy here, even though we lived here for 3 months. Clothes in closets become moldy, and your wallet and passport cover also fall victim to mold.

The house is 2-bedroom, located on Bang Po beach, the third from the shore, on one side you can hear cars passing on the road, on the other - the sea. Exactly the same, but 1-bedroom (second from the shore, closer to the sea) costs from 18 thousand baht per month).

There are similar houses by the sea in Lamai, Maenam and perhaps somewhere else - it’s better to ask local realtors, or go around all the coasts (quite tedious). The closer to the water, the more expensive it is and the less likely it is to find a vacant house. Inexpensive houses near the water can be terribly scary, but someone still lives in them - on the shore.

Very nice and cozy houses on the shore are more like villas, the cost of which starts from $100 per day, or from $2000 per month for a small villa or house on the territory of a good hotel.

True, there is not enough noise of the sea, although you can get there by bike in 3 minutes. You can find quite a lot of such options around Samui. On Maenam, Lamai - mostly in the jungle, far from the sea, but anything can happen.

There is a swimming pool - common to the whole villa. Villa 3 floors, 6 apartments. Apartment cost approx. 30 thousand baht per month for a short period in the low season and at 40 thousand baht/month in the high season. When renting for 3 months or more - 25 thousand per month. Plus payment for water and electricity according to the meter (about 3-5 thousand baht).

Cheap bungalow on the beach

Our friend lived there for several days. Bang Po area. Bungalow on the shore, swimming beach. One room with a bed, fan and TV. Cold shower, toilet. Price - 350 baht per day (for the same price there are similar bungalows on the beach in Lamai). You can lower the price for a few days or a month. Located near 7-11, right opposite the cheap rooms for 299 baht per night. A very ascetic option)

Many inexpensive houses (15-30 thousand baht) can be found in any area - especially if you move away from tourist clusters into the jungle and look away from the beaches. Sometimes they are so hidden that you can only find them by chance except through the Internet.

With Russian speakers, you should be more careful when booking with an advance payment - stories periodically emerge about how Russian “realtors” collected an advance payment for a villa and disappeared. We looked at a lot of houses and apartments on Lamai in just 1.5 days and today I will present to your attention a database of houses on Samui with prices, a short description and photographs. Also at the end of the article you will find the location of almost all the described houses on the map.

Before we begin describing the houses, I want to note a few important points:

1. Low season

This time we were looking for a house on Koh Samui low season in June. Moreover, they say that now is the lowest of all low seasons on Koh Samui! The crisis is taking its toll, both in Russia and in Europe, even many Europeans are leaving their cozy homes on Samui, where they lived for years, and are moving to simpler and cheaper houses.

Despite the low season and the huge number of empty houses on Samui, most home owners still do not want to understand that there are already few people willing to rent a house, and in six months or a year there will be even fewer of them and that it is time to reduce prices and make discounts. Homes are being built all over Lamai and are about to be ready to move into. And there are not many people who regret moving in...

2. Home search area

For accommodation we considered area only. As a last resort - or. Despite the fact that, according to rumors, you can now find a house in Maenam for 7-8 thousand baht a month, I categorically refused to live on it :)

Our conclusion: Amenity Apartel is a convenient place to stay if you come to Samui for a week or two.

Romyen House

The complex of 7 houses is located in a closed area in a quiet side street, a post office on the corner of the ring road (where Wat Lamai is). About 1 km to the sea, 400 m to Tesco.

The owner first named the cost of the house as 15,000 baht per month, then 12,000 baht per month. If you rent for a long time, then I’m ready to bargain.

  • Water – 100 baht per person
  • Electricity – 7 baht per unit

Our conclusion: clean, the house has almost everything you need - good option for long-term stay in Koh Samui.

The cost is 8,000 baht per month (similar rooms in guest houses can be rented for 6-7 thousand baht - about renting housing in Chiang Mai). Water and WiFi are included in the price, electricity is paid separately.

Our conclusion: The apartment is ideal for one person. Or for two, if you don’t plan to sit in the room.

Our conclusion: good location, the situation is quite shabby, but you can live. I didn’t like the fact that the hostess showed us one-room houses without warning that they were far from the sea (beyond the ring road) and asked 12,000 baht for them!

Big House

A large house on the next street. The house is detached, not in a complex of houses. There are several more similar houses along the road. Most likely, these houses are rented out only for a long term; families with children, cars, etc. live here. They didn’t find out the cost, I think it’s not ours price category 🙂

The layout of the house is funny: at the entrance there is a large veranda open on all sides under a roof, which, as I understand it, serves as a kitchen-living room. On the ground floor there is a bedroom and a bathroom. On the second floor there is an open veranda with a gazebo and something like a mini kitchen (also outdoors). It’s suitable for those who are not afraid of mosquitoes, but it seemed to us that apart from the bedroom (where there is nothing else except the bed and closet) there is nowhere to hide :)

There are similar houses with their own mini pool (a thousand baht more expensive).

Our conclusion: great location, great price, clean. The rooms in the building have more space than the houses and there is a table. There is nowhere else to sit in the house other than on the veranda or in the room on the bed. A very good option for a month or two, but not for a long time. Well, or if you don't work from home.
